Neighborhood
Brixworth
Spring Hill, TN · Williamson County · Ward 2

Brixworth is one of the largest subdivisions in Spring Hill, with 592 single-family homes spread across 249 acres on the Williamson County side of the city (Ward 2). It sits south of Buckner Road between Sutherland Drive and Kidman Lane, straddling the boundary between Spring Hill and Thompson's Station. If you're looking at a map, the main entrance is on Brixworth Drive off Buckner Road, roughly 1.1 miles east of Columbia Pike (US-31).
The subdivision was built out from 2004 to 2022 across seven phases, which means you'll see a real range of home ages and styles depending on which section you're in. It's fully built out now — no new construction available.
History and Development
Brixworth started construction in 2004. The land was developed by Patterson Company, LLC, a Brentwood-based residential developer founded by Wes Patterson (who spent 25+ years at a Fortune 250 national homebuilder before starting his own firm in 2009). Patterson handled the land development; the actual homebuilding was done by several builders across the phases.
Phase 1 (2004-2007): The earliest homes, typically in the 2,500-3,000 sq ft range. Builders in the original phases included Pulte Homes, Goodall Homes, and Celebration Homes.
Phases 2-6 (roughly 2007-2018): The subdivision expanded over the next decade with continued building by Pulte, Goodall, and Celebration. Homes gradually got larger with each phase.
Phase 7 / "Brixworth Seven" (2017-2022): The final phase was built exclusively by John Maher Builders, a local custom builder who's been Spring Hill's top homebuilder for over 30 years. Brixworth Seven homes are noticeably different from the earlier phases — nearly all feature all-brick exterior construction, and they're generally larger (2,680-4,059 sq ft) with semi-custom designs and higher-end interior finishes. This section commands the highest prices in the neighborhood, with sales ranging from $655,000 to $1,250,000.
The City of Spring Hill's municipal records show road dedication resolutions for Brixworth Phase 7 Section A and Phase 7 Section B, confirming the multi-section buildout of the final phase.
Current status: Fully sold out across all builders (Pulte, Goodall, Celebration, and John Maher). All purchases are now resale through MLS.
Location and Access
Brixworth is on the north side of Spring Hill, which gives it a geographic advantage that residents appreciate: you can reach I-65 and I-840 without driving through downtown Spring Hill traffic.
Key distances and access points:
- Buckner Road runs along the north edge of the subdivision — this is your main connection to everything
- I-65: About 5-10 minutes via the new June Lake interchange (Exit 55), which opened May 31, 2024. This is a Diverging Diamond Interchange that connects via a 2.25-mile extension of Buckner Lane called June Lake Boulevard. This interchange is a significant recent upgrade for Brixworth residents
- I-840: Accessible in about 5 minutes via Exit 28 to US-31
- Columbia Pike (US-31): About 1 mile west
- Cool Springs/Franklin: Roughly 15 minutes north
- Downtown Nashville: 30-35 miles north, about 35 minutes without traffic
- Longview Recreation Center: A few minutes away — offers a gym, pool, sports courts, and meeting space
- CoolSprings Galleria: About 15 minutes north in Franklin
Driving directions from I-65 South: Take Exit 59A for TN-840W, travel 2.5 miles. Take Exit 28 for US-31 toward Columbia, turn left on Columbia Pike. Travel 3 miles, turn left onto Buckner Road. Travel 1.1 miles and turn right into the community onto Brixworth Drive.

Amenities
Brixworth has solid amenities for a subdivision this size:
- Two swimming pools — this is a notable feature since many comparable subdivisions have just one
- Clubhouse — available for parties and events
- 2 tennis courts
- 2 pickleball courts
- 6 basketball courts
- Playground
- Dog park
- Walking trail
- Extensive sidewalks throughout the community
- Green space and cul-de-sacs
The community has an active social calendar built around these amenities: holiday parties, food truck events, movie nights by the pool, and neighborhood-wide garage sales.
HOA
The Brixworth Spring Hill Homeowners Association, Inc. is a registered Tennessee corporation, separate from the Brixworth HOA in Farragut/Knoxville (different community, same name — don't confuse them).
Management company: Ghertner & Company, based in Nashville (50 Vantage Way, Suite 100, Nashville, TN 37228). Ghertner has been managing HOAs across Middle Tennessee since 1968 and currently handles 600+ community associations.
HOA dues: Approximately $110-$147 per quarter ($37-$49/month equivalent). These cover maintenance of common areas, pools, clubhouse, and amenities.
Payment: Dues are due on the 1st of the month/quarter, with a 10-15 day grace period. Quarterly payments come with a mailed statement.
Owner portal: Residents can access governing documents, rules, regulations, and make payments through the Ghertner & Company homeowner portal at ghertner.com.
A note on Ghertner: They're the largest HOA management firm in Middle Tennessee, but they have mixed reviews. On Yelp, they have 114 reviews (as of March 2026) with common complaints about difficulty reaching staff by phone, slow responses through the portal, and lack of transparency around fee increases. Common praise focuses on their long track record and the scope of their operations. This isn't specific to Brixworth — it's a company-wide pattern across their 600+ managed communities.

Honest Pros and Cons
Pros
- Two pools — rare for a Spring Hill subdivision, and a real quality-of-life feature during Tennessee summers
- Strong amenities package — clubhouse, tennis, pickleball, basketball, playground, dog park, walking trails. That's more than most neighborhoods in the area offer
- Excellent highway access — the June Lake interchange (opened 2024) is a game-changer for commuters. Under 10 minutes to I-65 without downtown traffic
- Top school district — Williamson County Schools is one of the best in the state. Independence High in particular has strong academics and 25 AP courses
- Fully built out — no construction trucks, no dust, no "coming soon" phases. The neighborhood is complete and mature with established landscaping
- Variety of home sizes and price points — from $617K starter homes in the older phases to $1.25M custom builds in Brixworth Seven
- Active community — regular events, engaged residents, established Facebook and Nextdoor groups
Cons
- Price — Brixworth is one of Spring Hill's most expensive neighborhoods. The median sale price is $795K. If you're budget-conscious, this isn't the neighborhood
- Lot sizes vary significantly — some lots are just 0.24 acres (roughly 10,400 sq ft), which can feel tight for a home this size. The larger 0.55-acre lots are a different experience
- HOA management has mixed reviews — Ghertner & Company is a large operation with well-documented customer service issues (slow response times, hard to reach by phone). This isn't unique to Brixworth, but it's something to be aware of
- Heritage Middle School reviews — while the elementary and high schools get generally positive marks, Heritage Middle has drawn more parental criticism, particularly around leadership and limited elective choices
- No basements — slab and crawl space foundations only, which limits storage and finished lower-level space
- Aging infrastructure in early phases — Phase 1 homes are now 20+ years old. Earlier phases will naturally have more maintenance needs than the Brixworth Seven homes built in 2019-2022
- Spring Hill traffic — while Brixworth's north-side location helps avoid the worst of it, Spring Hill is one of Tennessee's fastest-growing cities and traffic on Columbia Pike and surrounding roads continues to increase
