This is actively being built — construction started in 2023 and is ongoing, with multiple builders selling homes simultaneously. The price range runs from $750K to over $1.3 million, making it one of the most expensive neighborhoods in Spring Hill.

Three builders are working August Park: Toll Brothers, Richmond American Homes, and John Maher Builders. Each controls a different section of the community with distinct floor plans and price points. Toll Brothers offers homes from the upper $800Ks, John Maher starts at $1 million, and Richmond American fills in the range between. This multi-builder approach gives buyers more design variety than a single-builder community, but it also means you're negotiating with different companies depending on which lot you want.

The community includes a pool and clubhouse — amenities that match the price tier. Schools are zoned for Williamson County (Allendale Elementary, Spring Station Middle, Summit High), which is one of the strongest public school assignments in the Spring Hill area.


History and Development

August Park is one of Spring Hill's newest luxury developments. The community was announced and began selling homes in 2023. John Maher Builders — a local custom builder who has been building in Spring Hill for over 30 years — appears to have led the initial development, with Toll Brothers and Richmond American Homes joining to build their own sections within the larger community.

Toll Brothers at August Park officially opened with a grand opening event on October 16, 2025, featuring food, music, and beverages. Toll Brothers' section includes 31 single-family homes with five floor plan designs. The initial announcement came in September 2025, positioning it as Toll Brothers' entry into the Spring Hill market.

John Maher Builders controls the largest share of the community — their section features 150+ lots (this figure encompasses the broader August Park development). John Maher is Spring Hill's most established luxury builder, also responsible for the premium Brixworth Seven section in Brixworth. Their homes in August Park start at $1 million and range from 3,000 to 5,000 sq ft.

Richmond American Homes also has a presence in August Park, listed with approximately 8 homes available starting from $799,000 on various real estate platforms.

Location and Access

August Park sits in Ward 2, near the June Lake area in the northern part of Spring Hill. The community is located along Round Hill Lane and Harmony Road, positioned near the relatively new June Lake I-65 interchange (Exit 55), which opened in May 2024.

The June Lake interchange is a game-changer for this part of Spring Hill. Before it opened in 2024, getting to I-65 from this area meant driving to Saturn Parkway or through downtown Spring Hill. Now it's a straight shot. For commuters heading to Nashville, Franklin, or anywhere along the I-65 corridor, August Park has one of the best highway access positions in the city.

Community Feel

August Park is in the early stages of community formation. With construction ongoing and new residents moving in monthly, the social fabric is still being woven. That said, luxury new construction communities tend to attract a specific buyer profile: typically dual-income professional families with above-average household incomes, many of whom are relocating from Nashville, Franklin, or out of state.

The multi-builder approach creates some natural variety in the streetscape — John Maher's semi-custom homes look different from Toll Brothers' plan-based designs, which look different from Richmond American's offerings. This prevents the monotony you sometimes get in single-builder communities.

The location near June Lake positions August Park residents to benefit from the ongoing commercial development in that area — June Lake is planned as a mixed-use destination with retail, dining, entertainment, and additional residential. As that development matures, August Park's proximity will become increasingly valuable.

General Motors' Ultium Cells battery manufacturing facility in Spring Hill is about 15 minutes away, and the influx of GM-related employment has contributed to demand in the luxury tier of the housing market.
