Barton Hills is an active new-construction community by Century Communities on the Maury County side of Spring Hill (Ward 4). When fully built out, it'll have 257 homes on approximately 100 acres. Phase 3 is currently selling, with homes starting in the low $400Ks and ranging up to around $510K. The community is designed around outdoor amenities — walking trails, pickleball courts, a playground, a beach volleyball court, and a pavilion. If you're looking at new construction in Spring Hill without crossing into the $600K+ territory, Barton Hills is one of the more straightforward options.

The trade-off: it's in Maury County Public Schools, not Williamson County Schools. That matters, and we'll get into why below.


History and Development

Century Communities announced Barton Hills with a grand opening on April 22, 2023, at 100 Millbrook Drive, Spring Hill, TN 37174. Century Communities is a publicly traded national homebuilder (NYSE: CCS), founded in 2002 and headquartered in Greenwood Village, Colorado. They've delivered over 17,000 homes nationally and were recognized by Newsweek as a "Most Trustworthy Company."

The community is being built in phases across the approximately 100-acre site. As of early 2026, Phase 3 is actively selling with homes available for immediate move-in and others with completion dates in the coming months. Earlier phases are largely sold and occupied.

The original announcement listed homes "from the mid $400s," though pricing has fluctuated. Current asking prices range from roughly $400K to $510K depending on the floor plan and lot.


Location and Access

Barton Hills is on the Maury County side of Spring Hill, south of the county line. The sales center address is 332 Granville Way, Spring Hill, TN 37174. Some sources list the zip as 38401 (Columbia), which reflects the Maury County postal geography.

This is where Barton Hills stands out compared to other subdivisions in its price range. The amenity package is solid for a community under $500K average:

Barton Hills is zoned for Maury County Public Schools (MCPS). This is a meaningful distinction from Williamson County Schools (WCS), which serves the north side of Spring Hill. MCPS has lower overall ratings and test scores than WCS, and that's reflected in the data.

Reality check: The MCPS schools serving Barton Hills are not bad schools in the broader Tennessee context — Spring Hill Elementary outperforms both its county and state averages. But they're measurably behind the WCS schools that serve the north side of Spring Hill. If you're comparing Barton Hills to a Williamson County subdivision, the school quality gap is the biggest difference. Spring Hill High School's C+ Niche grade vs. Independence High School's much stronger profile is a concrete example.


Community Feel

Barton Hills is a new-build community, and it feels like one. You've got construction activity in the later phases, newly planted trees that haven't matured yet, and a mix of recently moved-in families and homes still being built. That'll change as the community finishes out, but right now you're buying into a neighborhood that's still forming its identity.

Century Communities targets the "practical new-build buyer" — the family that wants a new home with modern features and a decent amenity package without paying $600K+. The community skews toward younger families and first-time homebuyers, plus some GM plant employees given the proximity.

The amenity package (trails, pickleball, volleyball, playground) is designed to create gathering points, and as the community matures, those spaces should anchor a neighborhood social life.


Honest Pros and Cons

Pros

  • New construction under $500K — you're getting a brand-new home with modern floor plans, quartz counters, and gas cooking at a price point that's increasingly rare in the Nashville metro
  • Strong amenity package — walking trails, pickleball, beach volleyball, playground, and pavilion. That's a lot for a community at this price range
  • Multiple floor plans available — 3 to 5 bedrooms, 1,952 to 2,641 sq ft, so there's flexibility for different household sizes
  • Builder reputation — Century Communities is a national publicly traded builder with a track record. You're not dealing with an unknown
  • Online homebuying platform — streamlined purchasing process if you prefer digital transactions
  • Proximity to I-65 and local retail — daily conveniences are accessible
  • Gas cooking standard — a legitimate differentiator from builders who default to electric

Cons

  • Maury County Public Schools — this is the biggest downside. MCPS schools, particularly Spring Hill High School (Niche grade C+), rate significantly lower than the WCS schools on the Williamson County side of Spring Hill. If school quality is a top priority, this is a problem
  • Active construction — Phase 3 is selling, which means construction trucks, noise, and dust are part of daily life for now. Later phases will follow
  • Young community — no mature trees, no established neighborhood culture yet. It'll take years to feel settled
  • Production home uniformity — with four floor plans, the neighborhood has an inevitable sameness. Every block looks similar
  • Maury County tax and services — property taxes, fire, EMS, and other services are Maury County, not Williamson. This isn't necessarily worse, but it's different, and some residents prefer the Williamson County infrastructure
  • HOA fee uncertainty — fee details aren't clearly published. Get this locked down before you buy
  • Resale uncertainty — it's too early to know how Barton Hills homes will hold value compared to established Williamson County neighborhoods. New-build communities in Maury County have shorter track records
