Meadowbrook is a 466-unit subdivision spread across 138 acres on the Maury County side of Spring Hill (Ward 4). It sits off Port Royal Road, which puts it on the east side of the city with quick access to Saturn Parkway and I-65. The subdivision was developed by Cornerstone Land Company and built primarily by Ole South, one of the largest privately owned homebuilders in Tennessee. Homes were constructed from 2006 to around 2020 across multiple phases, including single-family homes and a townhome section called the Villas at Meadowbrook.

This is one of Spring Hill's more affordable neighborhoods. You can find townhomes starting around $250K and single-family homes topping out around $565K — a range that's increasingly hard to come by on the Williamson County side of the city.


History and Development

Meadowbrook broke ground in 2006, right before the housing market went sideways. Cornerstone Land Company handled the land development, and Ole South Properties — founded by John Floyd in 1986 — served as the primary builder. Ole South has built over 12,000 homes across Middle Tennessee and consistently lands on Builder Magazine's Top 100 list (ranked #93 nationally in 2024). They're known for delivering volume homes at accessible price points, which is exactly what Meadowbrook represents.

The subdivision was built across multiple phases:

Phase 1A and 1B (2006-2009): The earliest sections of single-family homes, located closer to the Port Royal Road entrance.

Phase 2 and Phase 4 (2009-2015): Continued single-family expansion deeper into the community.

Villas at Meadowbrook (2012-2020): The townhome section, developed as a separate product line within the community. These are smaller, lower-maintenance units that appeal to downsizers, first-time buyers, and investors.

The subdivision is now fully built out. All purchases are resale through MLS.


Location and Access

Meadowbrook's east-side location off Port Royal Road gives it a geographic advantage that gets overlooked: Saturn Parkway is close by, which means you can reach I-65 without fighting the Columbia Pike traffic that plagues the west side of Spring Hill.

  • Saturn Parkway / I-65: About 10-15 minutes to the interchange
  • Columbia Pike (US-31): Accessible via Port Royal Road, roughly 10 minutes west
  • Cool Springs / Franklin: About 20 minutes north via I-65
  • Downtown Nashville: Roughly 35 miles north, 35-40 minutes without traffic
  • Fischer Park: Nearby park with walking trails, playgrounds, and picnic areas

Directions from I-65: Take Saturn Parkway to Port Royal Road exit, turn right — Meadowbrook is the first neighborhood on the left.

Streets in the subdivision: Alydar Court, Aruna Court, Lakota Drive, Longhunter Chase Drive, Red Jacket Trace, Sequoia Trail, Ten Bears Way, and Twin Feather Run.


Homes

Meadowbrook has two distinct product types: single-family detached homes and townhomes (Villas at Meadowbrook). Architectural styles include Traditional, Contemporary, Cape Cod, and Split Level designs — more variety than you see in most Spring Hill subdivisions, likely because of the long build-out period spanning pre-recession to post-recession construction.

Amenities

For a subdivision at this price point, Meadowbrook has a respectable amenity package:

  • Community pool
  • Playground
  • Walking trail (approximately half a mile, with Meadowbrook Community Park located at the trailhead on Sequoia Trail)
  • Sidewalks throughout the community
  • Underground utilities

There's no clubhouse, no tennis courts, no dog park. The amenities are functional rather than resort-style, which is reflected in the lower HOA fees compared to amenity-heavy Williamson County subdivisions.


HOA

Meadowbrook has a homeowners association, with HOA fees varying by section of the community.

HOA dues: $30-$183/month depending on whether you're in the single-family sections or the Villas at Meadowbrook townhome section. The townhome HOA covers more (exterior maintenance, pest control, grounds maintenance) which explains the higher end of the range.

Services covered: Grounds maintenance, pool upkeep, common area landscaping. The Villas section includes additional exterior maintenance and pest control.


Schools

Meadowbrook is in Maury County, so students attend Maury County Public Schools (MCPS) — not Williamson County Schools. This is a meaningful distinction. Williamson County consistently ranks as one of the top school districts in Tennessee. Maury County does not carry the same reputation, though individual schools vary.

The school data here is real and it tells a straightforward story: these are average-to-below-average schools by Tennessee standards, and significantly below what you'd get on the Williamson County side of Spring Hill. That's the trade-off for Meadowbrook's lower home prices. Families who prioritize schools should factor this heavily into their decision.


Community Feel

Meadowbrook is a working-class to middle-class neighborhood in a city that's increasingly tilting upscale. The mix of single-family homes and townhomes brings a broader demographic range than the all-SFH subdivisions — you'll find retirees in the Villas, young families in the single-family sections, and some rental units mixed in.

There's a Meadowbrook Facebook group (facebook.com/groups/MeadowbrookSH/) where residents connect.

The neighborhood is quieter and less "brand name" than Williamson County subdivisions like Campbell Station or Brixworth. It doesn't have the same curb appeal or amenity package. But it also doesn't have the same price tag or HOA costs, which is the whole point.

Location context: Port Royal Road gives you access to Saturn Parkway, which is a less congested corridor than Columbia Pike. Fischer Park is nearby for outdoor recreation beyond what the subdivision offers.


Honest Pros and Cons

Pros

  • Most affordable entry point in Spring Hill — townhomes under $300K and single-family homes under $450K are increasingly rare in this market
  • Ole South build quality — say what you will about production homes, Ole South is a large, established builder with a decades-long track record in Middle Tennessee
  • Decent amenity package for the price — pool, playground, walking trail, sidewalks, and underground utilities
  • East-side location — closer to Saturn Parkway and I-65 without the Columbia Pike bottleneck
  • Fully built out — no construction, established landscaping, mature trees in the older phases
  • Lower HOA fees — especially in the single-family sections ($30-$60/month range)
  • Mix of housing types — townhomes and single-family gives buyers options at different price points

Cons

  • Maury County Schools — this is the big one. Spring Hill High's 4/10 GreatSchools rating and 83% graduation rate are well below the Williamson County schools that serve other Spring Hill subdivisions. If schools matter to you, this is a dealbreaker for some families
  • Lower appreciation potential — Maury County homes historically appreciate slower than Williamson County homes in the same city. The county line creates a real price ceiling
  • Smaller lots and tighter spacing — especially in the townhome sections and later phases. Some single-family lots are under a quarter acre
  • No clubhouse or premium amenities — the pool and playground are fine, but there are no tennis courts, no pickleball, no dog park. Amenity-heavy buyers will want more
  • Older homes in early phases — Phase 1 homes are approaching 20 years old. Budget for roof replacements, HVAC updates, and other age-related maintenance
  • Mixed architectural styles — the long build-out means you get Cape Cods next to Contemporary designs. Some buyers find this inconsistent; others like the variety
  • Smaller home sizes — median square footage around 1,887 sq ft is modest compared to Williamson County subdivisions where 3,000+ sq ft is standard
