Wakefield is a 498-unit subdivision on the Williamson County side of Spring Hill (Ward 3), packed onto 121 acres off Beechcroft Road. Built from 2004 to 2021 by John Maher Builders — Spring Hill's most prolific homebuilder for over 30 years — the community includes both single-family detached homes and townhomes (the townhome section is called Gables at Wakefield). It's fully built out.

At 121 acres for 498 units, Wakefield is denser than most Spring Hill subdivisions. The trade-off is a solid amenity package — pool, clubhouse, playground, tennis courts, and walking trails — and zoning for Williamson County Schools, including Longview Elementary, Heritage Middle, and Independence High.


History and Development

Wakefield started construction in 2004, developed by John Maher Builders. John Maher has been building homes in Spring Hill since 1985 and has constructed nearly 2,000 homes in southern Williamson County and northern Maury County over that span. The company has consistently been Spring Hill's top homebuilder by volume.

The subdivision was built in multiple sections (at least three distinct sections are referenced in MLS records: Sec 1, Sec 2, and Sec 3) over a 17-year period from 2004 to 2021.

Single-family homes make up the majority of the subdivision, with a wide range of sizes from around 1,168 to 3,532 sq ft.

Gables at Wakefield is the townhome/condo section, built in 2005-2006. It consists of 36 units across 12 buildings (2 multi-unit buildings with 5+ units each and 10 single-unit buildings). All Gables units are 2-bedroom, ranging from 1,101 to 1,288 sq ft. The Gables has its own set of restrictions — no pets, no BBQs, no subletting, no short-term rentals.

The entire community is now fully built out. John Maher Builders has moved on to other active projects in the Spring Hill area.

Current status: Fully sold out. All purchases are resale through MLS.


Location and Access

Wakefield is off Beechcroft Road on the east side of Spring Hill. The Beechcroft Road corridor connects to Saturn Parkway, which is the fastest route to I-65 from this part of town.

Key distances and access points:

  • Beechcroft Road — the primary access road, running along the subdivision's edge
  • Saturn Parkway / I-65: Accessible via Beechcroft Road. Saturn Parkway puts you on I-65 without touching Columbia Pike
  • Longview Recreation Center: Walking distance from parts of the subdivision — offers a gym, pool, sports courts, and community meeting space
  • The Crossings of Spring Hill: Nearby shopping center with restaurants and retail
  • Walkable eateries: Multiple dining options within walking distance according to resident descriptions

Streets in the subdivision: Dewey Drive, Farmville Circle (Farmville Court), Masonboro Drive, Romain Court, Romain Trail, Persimmon Drive, Dakota Drive.

The lower end of the price range ($284K-$290K) typically represents the smaller homes and townhomes, while $474K-$585K gets you the larger single-family homes with 4-5 bedrooms.

Wakefield has a stronger amenity package than many comparably-sized Spring Hill subdivisions:

Longview Elementary is the standout school in this zoning — 8/10 GreatSchools, top 10% in Tennessee, and the 2nd-best student-teacher ratio among all 30 WCS elementary schools. That's a strong draw for families with young kids.

Heritage Middle is more middle-of-the-road within WCS. It's solid by Tennessee standards but not at the top of the district. Parent reviews are more mixed than the elementary school.

Independence High is strong overall — top 25 in the state on Niche, 95% graduation rate, and a good range of AP offerings.


Community Feel

Wakefield is a family-oriented subdivision. The combination of a pool, clubhouse, playground, and tennis courts creates natural gathering points, and the proximity to Longview Recreation Center adds another layer of community infrastructure.

The mix of single-family homes and townhomes creates some demographic variety. The Gables section, with its 2-bedroom units and stricter rules (no pets, no short-term rentals), tends to attract singles, couples, and investors looking for rental income (though subletting is technically not allowed per the CC&Rs).

At 498 units on 121 acres, this is a denser community than many Spring Hill subdivisions. The quarter-acre lots (some as small as 0.18 acres) mean neighbors are close. If you want space between houses, this isn't the neighborhood.

Residents on Nextdoor describe the area as peaceful and family-friendly, with walkability to eateries and the Longview Rec Center as highlights.
