Belshire is a 170-home subdivision spread across 94 acres in the Williamson County portion of Spring Hill (Ward 3). Located directly off Columbia Pike, it's one of the more premium neighborhoods in the city — homes here run from $625K to $990K, with most falling in the $700K-$800K range. Celebration Homes has been the primary builder, delivering traditional-style brick and stone homes on roughly one-third-acre lots since the community started in 2007.

What sets Belshire apart from comparably priced Spring Hill neighborhoods is the combination of generous lot sizes (for the price range), a low HOA fee (~$420/year), and a location that puts you directly on Highway 31 — Spring Hill's main commercial corridor. You can be at a grocery store in under two minutes. That day-to-day convenience adds up.


History and Development

Belshire broke ground around 2007 and was built out over roughly a decade, with construction continuing through 2018. The community developed in at least two phases (county records reference "Belshire Ph 2" for newer sections).

Celebration Homes is the primary builder. They're a Middle Tennessee regional builder with a long track record in the Spring Hill area — they've also built in Brixworth and other local subdivisions. Celebration is known for semi-custom homes with traditional exteriors and above-average interior finishes. Their model in Belshire features floor plans like the Oxford, which offers a main-level primary suite and open-concept living.

The timing of Belshire's development put it squarely in the middle of Spring Hill's boom years. The earlier homes (2007-2010) were built during and just after the housing downturn, while later phases benefited from the recovery and price appreciation that followed.

Current status: Fully built out. All purchases are resale through MLS.


Location and Access

Belshire is located directly off Columbia Pike (US-31), putting it at the center of Spring Hill's commercial activity. This is a real advantage — most Spring Hill subdivisions require a 5-10 minute drive to reach the main shopping corridor, but Belshire residents are already there.

Belshire is all single-family detached homes. The architectural style is traditional throughout, with exteriors finished in brick, stone, and wood — most homes feature at least partial brick. Two-car garages are standard, with most positioned in a side-loading orientation (garage doors face the side of the house rather than the street), which gives the streetscape a cleaner, more upscale look.

The community skews toward established families — 4-5 bedroom homes in the $700K+ range attract households with above-average incomes, typically dual-income professionals commuting to Franklin, Cool Springs, or Nashville. The proximity to Columbia Pike appeals to people who value convenience and don't want to drive through winding subdivision roads to reach a main road.
