Chapman's Retreat is a 315-unit subdivision on 116 acres in the Williamson County portion of Spring Hill (Ward 1). It sits off Duplex Road on the east side of the city, with the main entrance on Chapman's Retreat Drive. Built between 2002 and 2007, it's one of Spring Hill's best-known family neighborhoods — and one of the few in the area that mixes single-family homes, townhomes, and condos within the same community.

The draw here is straightforward: Williamson County Schools, a real amenity package (pool, tennis, clubhouse), and a price range that starts around $309K for condos/townhomes and goes up to $675K for the larger single-family homes. It's not the newest or flashiest neighborhood in Spring Hill, but it's established, well-located, and zoned for strong schools.


History and Development

Chapman's Retreat was developed between 2002 and 2007 across at least four phases. Construction was completed by 2007, making it a product of Spring Hill's first major growth cycle in the early 2000s.

Phase 1 (2002-2003): The initial section of the subdivision, establishing the main road network including Chapman's Retreat Drive.

Phases 2-4 (2003-2007): Additional sections were built out, adding single-family homes, townhomes, and condos. The townhome section — "Townhomes of Chapman's Retreat" — consists of 16-17 single-unit buildings with 2-bedroom and 3-bedroom configurations ranging from 1,134 to 1,778 sq ft. These were completed around 2006-2007.

The community amenities (pool, clubhouse, tennis courts) were built as part of the development and have been maintained through the HOA.

Current status: Fully built out since 2007. All purchases are resale through MLS. Note: there is also a separate rental townhome community called "Chapman's Retreat" managed by a professional property management company at 4005 Clinton Lane — that's a different entity from the owner-occupied subdivision.


Location and Access

Chapman's Retreat sits on the east side of Spring Hill's Williamson County area, off Duplex Road. It's well-positioned for both local access and commuting.

Key distances and access points:

  • Duplex Road runs along or near the north side of the subdivision — this is your primary connection east toward I-65 and west toward Columbia Pike (US-31)
  • I-65: About 8-10 minutes east via Duplex Road to Saturn Parkway (Exit 53), or via Port Royal Road
  • Columbia Pike (US-31): About 2 miles west via Duplex Road
  • Cool Springs/Franklin: About 15-20 minutes north
  • Downtown Nashville: About 35 miles north, roughly 35-40 minutes without traffic
  • Longview Recreation Center: A few minutes away on Commonwealth Drive
  • Port Royal Park: Nearby — Spring Hill's largest park

Directions from I-65: Take I-65 South to Saturn Parkway, exit Port Royal Road and turn right, take right on Duplex Road, approximately 1 mile to the community entrance on the right. Alternatively: south on US-31 (Columbia Hwy), left on Highway 247 (Duplex Rd), 2 miles to the community on the right.

Streets in the subdivision: Briggs Lane, Carmack Court, Carpenters Pass, Chapman's Retreat Drive, Fiona Way, and Locerbie Circle.

Chapman's Retreat has three housing types, which gives it more range than most Spring Hill subdivisions.

Single-Family Homes

  • Size range: Approximately 1,800-3,283 sq ft
  • Bedrooms: 3-4
  • Bathrooms: 2-3
  • Lot sizes: Approximately quarter-acre
  • Style: Traditional construction, mix of brick and siding exteriors
  • Features: Many have been updated since original construction — hardwood floors, new roofs, upgraded appliances. Some homes include walk-out basements (unfinished), which is notable because basements are uncommon in Spring Hill

Townhomes

  • Size range: 1,134-1,778 sq ft
  • Bedrooms: 2-3
  • Bathrooms: 2-3
  • Style: Attached single-unit buildings
  • Total units: Approximately 16-17 townhome buildings in the "Townhomes of Chapman's Retreat" section

The wide price range reflects the housing mix. A 2-bedroom condo/townhome in the $309K-$350K range serves a completely different buyer than a 4-bedroom, 3,200 sq ft single-family home at $675K. Average home size across the subdivision is about 2,134 sq ft (median 2,222 sq ft).


Amenities

Chapman's Retreat has one of the better amenity packages among Spring Hill subdivisions in this price range:

The school pipeline here is consistently strong from elementary through high school. Chapman's Retreat Elementary is literally named for the neighborhood. Spring Station Middle is one of the better-reviewed middle schools in WCS. And Summit High is a top-25 public high school in Tennessee with a 95% graduation rate and strong AP program.


Community Feel

Chapman's Retreat is a settled, family-oriented neighborhood. It's been fully built for nearly 20 years, which means the community has had time to establish itself. Trees are mature, landscaping is grown in, and residents know their neighbors.

The mix of housing types creates more demographic diversity than a single-product subdivision. You've got young professionals in the townhomes, growing families in the single-family homes, and some empty nesters who've stayed put since the mid-2000s.

Nextdoor and local real estate descriptions characterize it as peaceful, family-friendly, and well-maintained. The amenity package — particularly the pool, clubhouse, and dog park — creates natural gathering points that some of the older subdivisions in the area lack.

The neighborhood's connection to Chapman's Retreat Elementary School is a real identity anchor. Families walk their kids to school, and the school itself functions as a community hub.
