Neighborhood
Wades Grove
Spring Hill, TN · Williamson County · Ward 1

Wades Grove is a 688-home subdivision on the Williamson County side of Spring Hill (Ward 1), spread across 248 acres off Buckner Lane. Nearly every home was built by John Maher Builders, Spring Hill's most prolific local builder, with a small number built by the Jones Company in 2008 in Section 4. Construction ran from approximately 2007 to 2015, and the community is fully built out. All purchases are resale.
The big draws: Williamson County Schools (Bethesda Elementary, Spring Station Middle, Summit High), a saltwater pool, all-brick construction throughout, and a location on Buckner Lane that gives you clean access to I-65 via the June Lake interchange without fighting downtown Spring Hill traffic.
History and Development
Wades Grove began development around 2006-2007. John Maher Builders, Inc. was the primary developer and builder. John Maher founded his company after a 10-year career as a special education teacher and wrestling coach for the Franklin Special School District. He built his first home in 1985 during a summer break from teaching, then went full-time into homebuilding. The company has since built approximately 2,500 homes in southern Williamson County and northern Maury County. As of 2022, approximately one in every six families living in Spring Hill lives in a John Maher Builders home or community.
Wades Grove was built in numerous sections over roughly 8 years. Based on MLS data and property records, the community includes at least Sections 1, 3, 4, 6, 8, 12, 15b, 18a, and possibly more. The bulk of construction occurred between 2007 and 2015.
A small portion of homes in Section 4 (referred to as "The Crossings at Wades Grove") were built by the Jones Company in 2008 — these are the only non-JMB homes in the subdivision.
After completing Wades Grove, John Maher Builders went on to develop Brixworth Seven (the premium final phase of Brixworth) and later August Park, Spring Hill's first million-dollar community.
Current status: Fully built out. All purchases are resale.
Location and Access
Wades Grove sits off Buckner Lane between Duplex Road and Buckner Road, on the north side of Spring Hill in Williamson County. This is a strong location for a few reasons.
Key distances and access points:
- Buckner Lane is the primary road connection — it runs along the edge of the community
- I-65: Accessible via the June Lake interchange (Exit 55), which opened May 31, 2024. The new Diverging Diamond Interchange connects via June Lake Boulevard (a 2.25-mile extension of Buckner Lane). This puts you on I-65 in roughly 5-10 minutes without touching downtown Spring Hill
- I-840: Accessible in about 5-10 minutes via Lewisburg Pike
- Franklin: About 20 minutes north
- Cool Springs: About 25 minutes
- Downtown Nashville: About 40 minutes
- Fischer Park: Nearby Spring Hill city park with additional playgrounds and walking trails
Streets within the community: Aenon Circle, Belcor Drive, Brickway Court, Claymill Drive, Dubose Court, Foust Court, Foust Drive, Garrin Court, Katach Court, Keene Circle, Rudder Drive, Sanmar Drive, Speight Street, among others.
The winding, looping street layout with numerous cul-de-sacs means limited through traffic inside the neighborhood. That's deliberate — it keeps speeds low and the streets safe for kids and walkers.
Homes
Wades Grove is all single-family detached homes. No townhomes, no condos. All-brick construction is the standard throughout, typically with stone and natural wood accents.
Size range: 1,442 to 3,952 sq ft (though most homes fall in the 1,800-2,850 sq ft range based on original construction)
Bedrooms: 3 to 5
Bathrooms: 2 to 4
Lot sizes: Generally compact — based on current listings, lots range from approximately 0.17 to 0.22 acres. This is typical for Spring Hill subdivisions built in this era.
Construction features:
- All-brick exterior with stone and natural wood accents
- Hardwood floors in main living areas (sand-and-finish oak)
- Granite kitchen countertops
- Stainless steel appliance suites
- Ventless gas fireplaces with logs in great rooms

- Creative storage solutions built into the designs
These were John Maher's standard included features at the time, and they hold up well. JMB has a reputation locally for building solid homes with good standard finishes.

- $600K–$670K: 4-bedroom homes with updated kitchens, larger layouts
- $670K+: Premium lots, 4-5 bedrooms, high-end finishes or significant upgrades
For context, the original sales prices when the community was new ranged from the $200,000s to $400,000s. Homes have appreciated significantly since then.
Amenities
Wades Grove has a focused amenity package:
- Saltwater pool — this is the signature amenity. Saltwater pools are less common in Spring Hill subdivisions and are generally preferred for lower chemical irritation and softer water
- Kiddie pool/wading pool — separate shallow pool for young children
- Covered cabana/pool house — gathering space at the pool area
- Pavilion — community event space
- Playground
- Sidewalks throughout the community for walking and running
- Walking trails through scenic areas of the subdivision
The amenity package is solid but not as extensive as something like Brixworth (no tennis courts, no dog park, no clubhouse). The saltwater pool is the standout feature that sets Wades Grove apart.

Schools
Wades Grove is zoned for Williamson County Schools (WCS) — and this is one of the primary reasons people buy here. WCS is ranked #5 out of 139 school districts in Tennessee by SchoolDigger.
Bethesda Elementary School
- Grades PK–5, approximately 545 students
- Ranked in the top 5% of Tennessee elementary schools (#73 out of 1,761)

- 5-star SchoolDigger rating, top 7.5% of Tennessee middle schools
- Niche grade: A
- GreatSchools rating: 7/10
- Proficiency: 59% math, 53% reading, 72% science, 74% social studies
- Strong performance across all tested subjects, particularly science and social studies
Summit High School
- Grades 9–12, approximately 1,648 students
- Ranked #23 in Tennessee (U.S. News), #1,465 nationally
- Niche grade: A-
- GreatSchools rating: 9/10
- Graduation rate: 95% (state average 90%)
- AP participation rate: 53%
- Top 20% of all Tennessee schools for overall test scores
- Offers AP courses, Project Lead The Way, and Gifted & Talented programs
The school comparison that matters: Wades Grove's school zoning (Summit High, GreatSchools 9/10, 95% graduation rate) versus Maury County-zoned subdivisions like Brandon Woods (Spring Hill High School, GreatSchools 4/10, ~85% graduation rate). That gap is the single biggest reason Williamson County-side homes in Spring Hill command higher prices.
Community Feel
Wades Grove is an established, settled neighborhood. With homes built between 2007 and 2015, the community has had a decade-plus to mature — trees have grown in, landscaping is established, and the turnover rate has stabilized. It has the feel of a place where people have put down roots rather than a transient new-build community.
The buyer profile is primarily families with school-age kids who want Williamson County school access at Spring Hill prices (rather than paying Franklin or Brentwood premiums). The all-brick construction and John Maher Builders reputation attract buyers who care about build quality.
The cul-de-sac street layout keeps internal traffic slow and gives kids room to ride bikes and play outside. The saltwater pool and pavilion serve as the main community gathering points, especially during summer.
Wades Grove borders other neighborhoods and sits between Buckner Lane and Duplex Road, giving it a central north-Spring Hill location. Franklin is about 20 minutes north, and the June Lake interchange (opened 2024) significantly improved I-65 access for this part of town.
Honest Pros and Cons
Pros
- Williamson County Schools — Bethesda Elementary (top 5% in Tennessee), Spring Station Middle (top 7.5%), Summit High (GreatSchools 9/10, 95% graduation rate). This is the strongest school pipeline available in Spring Hill
- All-brick construction — every home is brick with stone/wood accents. John Maher Builders has a 30+ year reputation for solid construction
- Saltwater pool — less common than chlorine pools in Spring Hill subdivisions, and preferred by many residents for lower irritation and maintenance
- Fully built out — no construction, established landscaping, mature trees. The neighborhood looks and feels complete
- Location — north-side Buckner Lane access means you can reach I-65 via the new June Lake interchange (opened 2024) without driving through downtown Spring Hill
- Appreciation — homes originally sold in the $200K-$400K range and now trade at $530K-$670K. Strong long-term value growth
- Low through traffic — cul-de-sac layout keeps the interior streets quiet and safe for kids
Cons
- Lot sizes are compact — 0.17 to 0.22 acres is tight. Neighbors are close. If you want a large yard, this isn't it
- Homes are 10-19 years old — the oldest sections (2007) are approaching 20 years. Expect roof replacements, HVAC updates, and water heater swaps in the older sections. This is normal aging, but budget accordingly
- No tennis or pickleball courts — the amenity package is pool-focused. If you want courts, look at Brixworth or Southern Springs
- No clubhouse or fitness center — the pavilion and pool house are the gathering spaces, but there's no dedicated indoor community facility
- Compact floor plans by current standards — the most common homes are 1,800-2,500 sq ft, which was standard for the era but smaller than what newer subdivisions are building
- Buckner Lane traffic — as Spring Hill's north side continues to develop, Buckner Lane carries more traffic than it did when Wades Grove was built. The June Lake interchange helped but also brought more vehicles into the corridor
- Limited inventory — as a fully built-out neighborhood with long-term residents, homes don't come on the market frequently. When they do, they tend to sell quickly
