Contractors are bidding on a Sam's Club in Spring Hill, and the land under the city's approved wholesale club site already belongs to Sam's Club's real estate company.

Two construction listings on Dodge Construction Network name the project. "Spring Hill (TN) Walmart Sam's Club 9710-1000 NEW" is listed at $10 million to $15 million, with general contractor bids by invitation only, due November 8, 2026. A second listing, "Sam's Club Retail Store 9710," is valued at $1 million to $3 million, with the same bid date.

The store number matches the county tax record. The Tennessee Comptroller's record for Lot 13 of Legacy Pointe on Crossing Circle (Maury County Map 028, Parcel 016.24) lists the current owner as Sam's Real Estate Business Trust, care of Wal-Mart's property tax department in Bentonville, Arkansas, with the reference "STORE #9710."

Sam's paid $11.3 million for the lot

  • Buyer: Sam's Real Estate Business Trust, the Walmart entity that holds Sam's Club real estate.
  • Seller: Spring Hill Holdings LLC, care of SouthStar LLC of Brentwood, Legacy Pointe's developer.
  • Price: $11,349,912, on a warranty deed dated January 30, 2026 (Book R3126, Page 285).
  • Land: 19.34 acres, vacant. The county still classifies it as farmland, with a land appraisal of $583,500.
  • The lot: Lot 13 is new. The Planning Commission created Lots 11, 12 and 13 on December 8, 2025 (final plat FPL 1970-2025), the same night it approved the wholesale club site plan.

Neither Sam's Club nor Walmart has announced a Spring Hill store. When the plan went to the Planning Commission in November 2025, the applicant hadn't named the tenant. City filings call the project "Heavy Retail," and the renderings label the store "TENANT." The only Tennessee Sam's Club opening the company announced for 2026 was Lebanon, which opened July 30. About 11 miles south, Thompson's Station is weighing a separate Costco warehouse club site plan off Columbia Pike.

What the city already approved

The Planning Commission approved the site plan, PDF 1969-2025, on December 8, 2025, by a 6-0 vote. Mayor Matt Fitterer made the motion and Vice Chairman Ryan Connolly seconded it, according to the meeting minutes. Manhard Consulting submitted the plans.

  • Building: one story, about 166,740 square feet, approved at 28 feet tall.
  • Fuel: a station with 12 dispensers under a 17-foot canopy, plus a 198-square-foot service building.
  • Parking: 667 spaces, which staff noted "includes pick-up spots."
  • Location: east of The Crossings shopping center and north of Saturn Parkway, at the end of Crossing Circle, across from the AMC movie theater. The plans' cover sheet describes it as the northeast corner of Main Street and Saturn Parkway.
  • Zoning: Planned Development with a C-5 base, inside the 213-acre Legacy Pointe development (formerly Spring Hill Crossings).
  • Sewer: Condition 8 says the site's sewer "shall not exceed 16,674 GPD" and must be tracked with flow meters approved by Spring Hill Water. The developer pays for the meters.

Between the November work session and the vote, the plans added a truck-turning exhibit, swapped chain-link fencing for ornamental metal, lined up an entrance with the AMC driveway and added design elements to break up the long facades.

The big signs got shot down

SouthStar asked the Board of Zoning Appeals for two 15-foot monument signs with 56 square feet of sign face each. City code allows one sign, 8 feet tall, with 32 square feet. Staff noted the code already allows four wall signs over 100 square feet on a building this size, plus gas price displays on the canopy. On January 21, 2026, the board voted 4-0 to deny the request (BZA 1977-2025).

What we still don't know

  • Acreage: The site plan memo calls the property "approximately 44.8 acres." The deed and the sign variance report both put the site at about 19.3 acres. City records don't explain the difference.
  • Permits: We found no building permit or state stormwater permit for the store yet.
  • Sewer: Under Spring Hill's sewer moratorium, Ordinance 25-29 gave Legacy Pointe 62,995 gallons per day in January 2026, from the city's last remaining capacity. The December staff memo charted the store's 16,674 gallons alongside Phases 1B and 2A, which were not yet approved. Those three uses add up to more than 62,995. City records don't say which uses that allocation covers. The same ordinance gave the entire Spring Hill Commerce Center, where Medacta is building its U.S. headquarters, 20,000 gallons a day.
  • Confirmation and timing: No official word yet from Sam's Club, Walmart or the city on a store, groundbreaking or opening date.
